Renovation of a Historic Residential Building in Santa Catalina, Palma de Mallorca

The project was carried out in Santa Catalina, one of Palma’s most characterful historic districts. Here, every architectural change is strictly regulated: façades may only be painted in approved colors, exterior lighting is prohibited, and the historic street front must be carefully preserved
Built in 1915, the three-apartment residential building was in poor condition: floor structures required reinforcement, utilities needed a complete overhaul, and the glazing no longer met current standards. A structural architect prepared the reinforcement design, while an interior architect developed the façade and interior concept. The guiding idea was to restore the building while preserving its historic character on the outside and introducing a clean, contemporary interior inside
Function and Layout
The building consists of three floors, each about 100 m², with one independent apartment per level:

Ground floor — an apartment with a private garden, where bedrooms are arranged on both sides of the central core
Second and third floors — apartments organized with a clear plan: bedrooms on the left, a living and dining area on the right, and in the center the entrance, kitchen, and bathrooms. This solution proved highly ergonomic: rooms that require less natural light are placed deeper inside, while day and night zones remain clearly defined
Third floor — additionally features a generous roof terrace and a small pavilion designed as a guest room or lounge

All apartments are designed with flexibility in mind: some bedrooms can easily become a home office or an additional living space. Under-stair storage and service water points simplify cleaning and maintenance, while the rooftop level includes a separate storage room for furniture or seasonal items
Interior and AtmosphereThe interiors embrace a modern minimalist aesthetic — a deliberate departure from Mallorca’s typical Mediterranean style with microcement finishes and rustic details. The client sought a fresh, universal look suitable both for monthly rentals and long-term family living
Key details enhance everyday comfort:
  • The entrance hall doubles as a welcoming waiting area, with seating, umbrella storage, and a full-height mirror
  • Sheer linen curtains create soft, natural light, while traditional shutters provide full blackout when needed
  • Bathrooms and kitchens are equipped with mechanical ventilation, and elegant built-in buffets with a wine cooler cleverly conceal doors to service areas, keeping spaces visually clean
Technical SolutionsThe project integrates an aerothermia system that provides hot water and heating, paired with a central air-conditioning system for efficient year-round climate control. This solution optimizes energy use, ensures consistent indoor comfort, and remains cost-effective
OutcomeThe result is a harmonious dialogue between heritage and modern living: the façade has been carefully restored in compliance with local conservation rules, while interiors feature open, flexible layouts and a calm contemporary character. The building is equally comfortable for short-term rentals, long-term residence, or for one large family wishing to occupy all three apartments with individually styled yet complementary spaces
